The path to an NJ real estate license is genuinely achievable — more straightforward than most people expect, and far more flexible than it used to be. What it requires is accurate information, the right school, and a realistic plan. This guide gives you all three.
What You Need Before You Start
New Jersey’s requirements for a real estate salesperson license are refreshingly uncomplicated. You must be at least 18 years of age, hold a high school diploma or its equivalent, and complete a 75-hour pre-licensure course at a school approved by the New Jersey Real Estate Commission. That is the foundation. Everything else flows from those three facts.
There is also a character requirement worth knowing upfront. New Jersey law requires all applicants for licensure to possess good character, trustworthiness, honesty, and integrity — and all applicants must be fingerprinted and submit to a criminal history background check. For the vast majority of applicants, this is a formality, not a hurdle.
Step One: Complete Your 75-Hour Pre-Licensing Course
This is where your journey actually begins, and where your choice of school matters more than most people realize.
The 75-hour course covers license law, contracts, appraisals, fair housing, financing, New Jersey real estate practice, commission rules, agency and brokerage, and more. It is substantive material, and how well you absorb it directly affects how confidently you will walk into the state exam — and, more importantly, how effectively you will serve clients once you are licensed.

Step Two: Pass the Course Final Exam
Before you can sit for the state licensing exam, you must pass your school's own final examination. This is administered under proctored conditions and ensures that every student who moves forward has genuinely mastered the course material. It is not a barrier — it is preparation. Students who engage seriously with the 75-hour curriculum pass it routinely.
Step Three: Schedule and Pass the State Licensing Exam
Once your school transmits your eligibility, you schedule your exam directly with PSI — the company that administers New Jersey's Real Estate Salesperson Licensure Exam — either online at psiexams.com/njre or by phone. The exam fee is $45.
The salesperson exam consists of 110 multiple-choice questions: 80 covering national real estate principles and 30 addressing New Jersey specific law, regulations, and practice. A minimum score of 70 percent is required to pass, meaning you must answer at least 77 of the 110 questions correctly. You have four hours to complete the exam, which is generous — most candidates finish well within that window.
Testing centers are available throughout the state, with locations in Brick, Cherry Hill, Hamilton Square, Linwood, New Brunswick, New Providence, North Brunswick, Northfield, Rochelle Park, and Secaucus. A remote proctored option is also available. Your score appears on screen the moment you finish. If you pass, you move immediately to the next step. If you do not pass on the first attempt, you can reschedule and try again — and the diagnostic feedback from PSI tells you exactly where to focus your review.
Step Four: Complete Your Fingerprinting and Background Check
All New Jersey salesperson applicants must complete a fingerprint-based background check through IdentoGO, at a processing fee of $66.05. Schedule this immediately after passing the state exam to ensure you meet the one-year deadline for submitting you license application. IdentoGO has locations across New Jersey, and same-week appointments are typically available.
Step Five: Find a Sponsoring Broker and Apply for Your License
In New Jersey, a new salesperson cannot hold a license independently. All New Jersey salespersons must work under the supervision of a managing broker, and your broker will submit your license application on your behalf through the New Jersey Real Estate Commission’s Online Licensing Services portal.
This is less intimidating than it sounds. Reputable brokerages actively recruit newly licensed agents, and the process of finding a sponsoring broker is often well underway before students even finish their pre-licensing course. The initial salesperson license application fee is $160, payable by cashier's check, money order, or broker's business account check. Personal checks are not accepted. Once the New Jersey Real Estate Commission approves your application, both you and your broker receive email confirmation — and you are officially licensed. One critical deadline to keep in mind: your application must be submitted to the New Jersey Real Estate Commission within one year of the date you successfully completed the 75-hour pre-licensure course. After that, the course must be taken again. Start your course when you are ready to move forward with purpose.
