The initial license you will earn is the Salesperson license. You can use that to help clients buy, sell, or lease any type of real estate, from homes to commercial to rentals to time shares. A referral agent is a salesperson who has chosen not to actively work in real estate, but instead to refer business to their broker and simply receive a commission for doing so. Referral agents are absolved from having to take CE classes to renew their license, and from paying membership dues to boards of Realtors and the MLS. Salespersons and referral agents must work for a real estate broker.
